Fees & Payment
What's included in the rent?
Water, hot water, and one assigned storage locker are included in the rent at no extra charge. Every suite also has its own in-suite washer and dryer. Parking is available separately at a monthly rate.
How much is the deposit and what do I pay upfront?
In BC the security deposit is capped at half of one month's rent, and a pet damage deposit (if pets are allowed) is capped at another half month. One month's rent is the legal maximum total. There's no first-and-last-month arrangement in BC, and application fees aren't permitted. Your first payment is the first month's rent plus the applicable deposit.
When do I get my deposit back?
Within 15 days after your tenancy ends and you've given a written forwarding address, the landlord must either return it in full or apply to the Residential Tenancy Branch to keep part of it. Deductions need your written consent or an RTB order. Move-in and move-out inspection reports protect both sides.
How do I pay rent and when is it due?
Rent is due on the 1st of each month. Payment is by pre-authorized withdrawal from your bank account — you'll sign a pre-authorized payment form when you sign the lease, along with either a void cheque or your full account details showing the account holder's name.
Are there any extra or hidden fees?
No application or background-check fees — those aren't permitted in BC. A late-rent or NSF fee of $25 applies per occurrence. Parking is $100 per month per stall, or $150 for an EV stall. Moving in or out has a $100 non-refundable move fee each way plus a $500 refundable moving deposit. Anything you're charged should appear in your signed tenancy agreement.
What does moving in or out cost, and how do I book it?
Book your move with building management at least 7 days ahead — the elevator gets reserved and padded for you. Moves run 9:00 AM to 5:00 PM, Monday through Saturday (no Sundays or statutory holidays), in windows of up to 4 hours. There's a $100 non-refundable move fee for each move-in and each move-out, plus a $500 refundable moving deposit, and moves go through the parkade loading area rather than the front lobby. Large furniture deliveries need 24 hours' notice.
Lease & Terms
How long is the lease and when can I move in?
The initial lease is a 12-month fixed term, and it continues month-to-month after that. Move-in dates depend on the suite — the leasing team can confirm availability and timing for the home you're interested in.
What happens when my lease term ends?
In BC a fixed term automatically continues month-to-month on the same terms unless you and the landlord agree to a new fixed term. You're not required to move out or re-sign.
How much notice do I give to move out?
At least one full calendar month, in writing by formal Email, received before the day rent is due. Notice given by August 31 ends the tenancy September 30. Verbal notice doesn't count.
What if I need to break my lease early?
You stay responsible for the landlord's actual losses, but the landlord has a legal duty to re-rent as quickly as reasonably possible to limit them. At W71, the tenancy addendum sets a lease-break fee (liquidated damages) of 50% of one month's rent to cover the administrative costs of re-renting, and you may also be responsible for rent until the suite re-rents. For your specific situation, the leasing team can walk you through the options.
Can I sublet or find someone to take over my lease?
Both need the landlord's written consent. If you're on a fixed term with six months or more remaining, consent can't be unreasonably withheld. Month-to-month, or with less than six months left, the landlord may decline.
Will my rent go up?
The 2026 cap in BC is 2.3%. Rent can be increased only once in any 12-month period, with three full months' written notice on the official RTB form. The cap applies even if a new agreement is signed — a landlord can't reset rent by calling it a renewal.
Can I see the lease before signing?
Yes — ask the leasing team for a draft and take the time you need. BC tenancy agreements must be in writing and include the RTB standard terms. Any clause that contradicts the Residential Tenancy Act is unenforceable even if signed.
What do I need to apply?
Typically you'd provide proof of income — a recent payslip or an employer letter (or your latest tax NOA if self-employed, a pension or bank statement if retired, or an offer letter if relocating for work) — plus at least one landlord reference and consent to a credit check. Students without income can usually apply with an enrollment letter and supporting financial documents or a Canadian guarantor, and considerations are made for newcomers without Canadian credit history. If you have a pet, expect to provide a photo. The leasing team will confirm the exact requirements when you apply.
Do I need tenant insurance?
Yes — tenant insurance is a mandatory term of the lease at W71. Your policy needs contents coverage and at least $1,000,000 in third-party liability, kept active for the whole tenancy, and you may be asked for proof of coverage.
When can I tour a home?

Unit & Facilities
What appliances are included? Is it furnished?
Suites come unfurnished. Each home includes a refrigerator, electric stove top, hood fan, oven, dishwasher, and an in-suite washer and dryer.
Is there air conditioning? How is the suite heated?
Suites are heated by electric baseboards. There's no built-in air conditioning — the building's design and the mature tree canopy around it keep suites cooler than you'd expect — but you're welcome to use a portable air conditioner if you prefer.
Who fixes things when they break?
The landlord must maintain the property to health, safety and housing standards — that holds regardless of what a lease says. You're responsible for routine cleaning and damage caused by you or your guests; ordinary wear and tear isn't your cost. For emergencies like major leaks, no heat, or electrical failure, there's an after-hours line.
How do I report a repair and how fast is the response?
Send non-emergency repair requests in writing to the leasing team by phone or email with a description of the issue, and the team will coordinate access with trades. For emergencies — major leaks, flooding, loss of heat in winter, gas leaks, or serious electrical hazards — there's a 24/7 emergency line; call it right away and take reasonable steps to prevent further damage.
How's the light, noise and soundproofing?
Best judged in person — I'd suggest touring the specific suite to get a feel for it. W71 sits on a quiet residential inner street with only local traffic, so it's noticeably calmer than transit-oriented buildings on the arterials. One thing worth knowing about the area: Marpole is near the YVR flight path, and Granville, Oak and SW Marine Drive carry heavy traffic, so the exact location matters.
Rules & Restrictions
Are pets allowed? Any breed or weight limits?
Pets are allowed with limits: one dog or one cat (up to 50 lb), up to two caged birds, plus a reasonable number of fish or other small aquarium animals and small caged mammals. Pets must be registered with building management before move-in, and dogs and cats must be leashed or carried in all common areas. A pet damage deposit — capped in BC at half a month's rent — may apply.
Can I have guests or overnight visitors?
Yes. A landlord in BC can't unreasonably restrict guests, ban overnight visitors, or charge a fee for them. What's reasonable is a limit on how many people live in the suite long-term, and expecting guests to respect quiet hours. If someone's moving in rather than visiting, let the leasing team know.
Is smoking allowed?
No. Smoking and vaping are prohibited everywhere on the property — in suites, on balconies, and in all common and outdoor areas. That covers tobacco, cannabis, and e-cigarettes. Growing cannabis in the suite is also not permitted.
Is there parking? Assigned or underground? Where do visitors park?
Yes — residents park in the secure underground parkade in assigned stalls at $100 per month, or $150 for an EV stall. There are 2 visitor stalls, first-come first-served, for visitors displaying a visitor pass, up to a maximum of 48 hours. Residents may not use visitor parking, and vehicles without a pass may be fined.
Is there EV charging?
There are EV-ready stalls in the parkade — an EV stall is $150 per month. The leasing team can confirm current availability and charging details.
Can I rent an extra parking stall?
Possibly — two and three bedroom homes have priority for extra stalls. Once every home's parking is allocated, you can ask building management about renting any remaining stall.
Can I mount a TV, hang pictures, or paint?
Small nail holes for hanging pictures are generally treated as normal wear and tear. Wall-mounting a TV, installing shelving or repainting counts as an alteration and are not permitted.
Can someone move in with me later?
Long-term, yes — with approval. Anyone not on the lease who stays more than 14 consecutive days, or more than 14 days total in six months, counts as an occupant rather than a guest, so apply in writing before they move in. Approved additional occupants add $100 per person per month to the rent.
Can I BBQ or store things on my balcony?
Gas and propane BBQs are welcome on balconies and patios; charcoal, briquette, wood-burning and other solid-fuel devices aren't permitted under the fire-code rules. Balconies should be kept tidy — they can't be used to store garbage, bulk items or combustibles, and nothing may be hung from or shaken off them.
Can I list my suite on Airbnb or run a business from it?
No — suites are for private residential use only. Short-term accommodation and home-sharing (Airbnb, VRBO and similar) aren't permitted, and neither is running a commercial operation from the suite. Longer arrangements like subletting or assigning the lease are different — those need the landlord's written consent.
Neighbourhood
How's the transit? How far is the SkyTrain?
Granville Street has the 10, 16 and 17 buses plus the 480 express to UBC. The Canada Line's Marine Drive Station is at Cambie and SW Marine — about a 10 minute walk from the Cambie end of 71st, longer from the Granville end where taking a bus is easier. From Marine Drive Station it's roughly 20 minutes to downtown Waterfront and 10 minutes to YVR.
What's nearby for groceries and shopping?
Marpole Village runs along Granville between 63rd and 71st with groceries (a Safeway and local markets), restaurants, pharmacies and banks — Granville at W 71st scores 95 on Walk Score. To the east, Marine Gateway has T&T Supermarket, Winners, Shoppers Drug Mart, a Cineplex and a gym. The brand-new Marpole-Oakridge Community Centre and Winona Park are both close by.
Is the neighbourhood safe?
That's not something I can characterize for you — safety is personal. The Vancouver Police Department publishes neighbourhood crime statistics at vpd.ca, and walking the area at the times you'd actually be coming home tells you more than any number. Does the building have secure entry or cameras?
Yes — entry is fob-controlled and only residents have fobs. Building rules require guests to be met personally at the front entrance and deliveries to be received at the main entry, and the parkade gate protocol prevents vehicles from tailgating in. If cameras matter to you, the leasing team can confirm the current setup.
