These terms apply to your use of this website and the leasing services offered through it, including the chat assistant, the phone and text line, and tour booking. By using the site you accept them. If you do not accept them, please contact the leasing team directly at 778 651 8996 instead.

We may update these terms as the leasing service changes. The effective date below identifies the current version, and continuing to use the site after a change means you accept the updated terms.

This is for information purposes only and does not constitute an offer to lease. Any rental agreement will be made only by way of a written tenancy agreement signed by both the landlord and tenant. The developer reserves the right to make changes to any aspect of the project, including its features, layouts, and specifications, without notice or compensation to any person. Nothing on this site, and nothing said by the assistant, creates a tenancy, reserves a home, or commits either of us to a lease. A tenancy begins only when a written tenancy agreement is signed by both the landlord and the tenant.

Availability, rents, sizes, floor plans and incentives shown here are drawn from our leasing records and are accurate to the best of our knowledge at the time they are displayed. They can change at any time, including between the moment a page loads and the moment you contact us.

Floor plans, dimensions and areas are approximate and are provided for illustration. Individual homes of the same layout can differ. Where a stated area comes from a source we have not been able to confirm against the specific home, we say so on the page rather than publish a figure we cannot stand behind.

The chat on this site, and the 778 651 8996 phone and text line, are answered by an automated AI assistant rather than a person. You are told this before the conversation begins, and you can ask to be put in touch with the leasing team at any point.

The assistant can be wrong. It may misstate availability, pricing, policies, dates or building details, and it may not have the most recent information. Do not rely on anything it tells you for a decision that matters to you — confirm it with the leasing team first. Where the assistant and a signed document disagree, the document governs.

The assistant does not assess applications, screen tenants, or decide whether anyone qualifies for a home. It cannot approve or decline you, and any statement that reads as an approval or a likelihood of approval is not one and should not be relied on.

Please do not send banking details, government identification, credit-card numbers or a Social Insurance Number through the assistant. It does not need them, and we do not ask for them in chat.

When you book a tour, the time you choose is held for you and confirmed by text or email. Slots are limited and are taken on a first-come basis; if a time is claimed while you are booking, you will be offered the closest alternatives.

Please book only tours you intend to attend, and cancel or reschedule using the link in your confirmation if your plans change. We may decline or cancel bookings that appear automated, abusive, or made in bad faith, and we may limit booking from an address that repeatedly does not attend.

A booked tour is an appointment to view a home. It does not reserve that home, hold it off the market, or give you any priority over another applicant.

Please use this site for a genuine leasing inquiry. Do not attempt to gain unauthorised access to it or to any system behind it, probe it for vulnerabilities, interfere with its operation, or use automated means to scrape, harvest or bulk-collect content, availability data or contact details.

Do not submit anyone else's personal information without their knowledge, impersonate another person, or use the assistant to send unlawful, harassing or deliberately misleading content.

The text, photography, renderings, floor plans and drawings on this site belong to the owner or its licensors and are provided so that you can evaluate the building as a place to live. You may view, download and print them for that purpose.

They may not be reproduced, republished, or used commercially — including in listings, advertising or competing marketing material — without written permission.

Parts of this service are operated by third parties, including the AI assistant, tour scheduling, and the delivery of confirmations by text and email. Their handling of information is described in our Privacy Policy.

Where this site links to another organisation's site, we do not control that site and are not responsible for its content or practices.

We aim to keep the site and the assistant available, but we do not guarantee uninterrupted or error-free operation. Features may be changed, suspended or withdrawn, and maintenance or a fault at a service provider may make part of the service unavailable without notice.

If the assistant or the booking system is unavailable when you need it, the leasing team can be reached directly by phone or email.

To the extent permitted by law, the owner and its service providers are not liable for indirect or consequential loss arising from your use of this site or the assistant, or from reliance on information shown here that later changes or proves inaccurate.

Nothing in these terms limits any right you have under the Residential Tenancy Act, the Business Practices and Consumer Protection Act, or other applicable law of British Columbia, and nothing here excludes liability that cannot lawfully be excluded.

These terms are governed by the laws of British Columbia and the laws of Canada that apply there, and the courts of British Columbia have jurisdiction over any dispute arising from them.
